Exterior Painting

How Long Does Exterior Paint Last in Las Vegas Heat?

Freshly repainted single story home exterior in Las Vegas

Las Vegas gets more than 290 sunny days a year and summer wall temperatures that can top 140 degrees on a west-facing stucco wall. Paint that would last 15 years in a mild climate wears out a lot faster here. So how long should you expect an exterior paint job to last, and how do you tell when it is time?

The short answer

A properly prepped Las Vegas exterior painted with quality exterior coatings typically lasts about 7 to 10 years. A rushed job with thin paint over dirty, cracked stucco can start failing in two or three summers.

Not every part of the house ages at the same rate, though.

What wears out first

  • Wood fascia and trim. Bare wood expands and contracts with the heat, and the sun breaks down the paint film faster than on stucco. Peeling fascia is often the first sign a house needs attention.
  • South and west walls. These take the full afternoon sun. Expect them to fade and chalk years before the north side does.
  • Front doors and garage doors. Especially dark colors, which absorb more heat.
  • Block walls and courtyard walls. Sprinkler overspray leaves mineral deposits that cause paint to bubble and flake.

Signs it is time to repaint

  • Chalking. Rub your hand on the wall. If it comes away with a powdery residue, the paint binder is breaking down.
  • Fading. One side of the house is noticeably lighter than the others.
  • Hairline cracks in the stucco. Small cracks let water and dust in behind the paint.
  • Peeling or flaking, usually starting on fascia, eaves and around windows.
  • Your HOA sends a notice. Many Las Vegas associations require exteriors to be kept up to standard.

How to make your next paint job last longer

Do not skip the prep

Washing, scraping loose paint, repairing stucco cracks and priming bare spots is what makes a coating bond. Paint applied over chalky, dusty stucco has nothing to grip.

Use coatings made for desert sun

Quality 100% acrylic exterior paints and elastomeric coatings handle UV and the way stucco moves as it heats and cools. They cost more per gallon than budget paint, but the labor is the same either way, and labor is most of the cost of a paint job.

Paint at the right time of day

Paint applied to a scorching wall dries too fast to bond properly. Good crews in Las Vegas start early and follow the shade around the house in summer.

Consider lighter colors

Lighter colors reflect more heat and show fading less. If your HOA allows it, a lighter body color can extend the life of the paint.

Keep sprinklers off the walls

Adjust sprinkler heads so they water plants, not stucco. Mineral buildup is one of the most common causes of bubbling paint near the ground.

What about just touching up?

Touch-ups work for small areas painted within the last couple of years. On older paint, new paint rarely matches the faded color around it, and the patch stands out. Painting the full wall, from corner to corner, usually gives a cleaner result.

Frequently asked questions

What is the best time of year to paint a house in Las Vegas?

Spring and fall are ideal. Summer painting is fine if the crew works early and follows the shade; winter painting works as long as overnight temperatures stay high enough for the coating to cure.

Does stucco need to be primed before painting?

Bare stucco, patches and repaired cracks should be primed. Previously painted stucco in good condition usually does not need a full primer coat once it is cleaned.

Should I repaint before selling my house?

A fresh exterior is one of the most effective ways to improve curb appeal before listing. If the paint is visibly faded or peeling, buyers notice it in the listing photos.
