Exterior paint that survives a Las Vegas summer
Desert sun breaks paint down from the top: it fades, chalks, then cracks and peels, especially on south and west facing walls and on wood fascia. Painting over that without proper prep just buys you a year or two. We wash and scrape, repair stucco cracks, prime bare and patched areas, and use exterior coatings that hold color and flex as stucco expands and contracts with the heat.
We also plan around the weather. In summer we start early and work the shady side of the house, because paint applied to a 140-degree wall dries too fast to bond well. In winter we watch overnight lows so coatings cure properly.
HOA colors and approvals
Most of the Las Vegas valley is HOA territory. If your community has an approved color palette or needs an architectural request before you repaint, we can help you match the approved scheme and give you the product details the HOA asks for.
What affects the price
- Size and height. Single story versus two story, and how much scaffolding or ladder work is needed.
- Stucco condition. The amount of crack repair and patching.
- Color change. A big color change usually needs a full extra coat.
- Extras. Block walls, courtyard walls, gates, doors and garage doors.
