Garage Floor Epoxy

What Affects the Cost of Garage Floor Epoxy in Las Vegas

Full flake epoxy garage floor in a Las Vegas home

If you have been getting quotes for a garage floor coating, you have probably noticed that prices are all over the place. One company quotes a number that seems too good to be true, another is nearly double. The difference is almost always in what happens before the color goes down, and in what goes on top of it.

Here is what actually drives the price of a garage floor in Las Vegas, so you can compare quotes on equal terms.

1. The size of the garage

This one is obvious, but it is worth being precise. Garage floors are priced by square footage, and a "2-car garage" can be anywhere from about 400 to over 600 square feet depending on the builder. Three- and four-car garages in Summerlin, Henderson and Southwest Las Vegas are common, and a few extra feet of depth adds up. A good contractor measures your floor rather than pricing off the number of cars.

2. How the concrete is prepared

Prep is the single biggest difference between a floor that lasts 15 years and one that peels in the first summer.

  • Diamond grinding opens up the surface of the slab so the coating bonds into the concrete. It takes professional equipment, dust control and time.
  • Acid etching is cheaper and faster, but it does not open the surface as consistently and leaves residue if it is not rinsed perfectly.
  • No prep at all is what most DIY kits and bargain quotes amount to. The coating sits on top of the slab and lets go the first time hot tires park on it.

When you compare quotes, ask each company how they prepare the concrete. If the answer is not grinding, you are not comparing the same product.

3. Cracks, pits and old coatings

Las Vegas slabs crack. Some cracks are cosmetic and some run along control joints. Every crack and pit has to be filled and ground flush, or it will show through the new floor. If your garage already has a failing coating or paint, that has to be ground off first, which adds time.

4. The coating system you choose

  • Full broadcast flake is the most popular choice for homes. The flakes add texture, hide dust and tire marks, and come in dozens of blends.
  • Metallic epoxy creates a glossy, marbled look. It takes more skill to install and costs more, but nothing else looks like it.
  • Solid color is the simplest, often used for workshops and storage areas.

5. The topcoat

The clear topcoat is what takes the abuse. In a Las Vegas garage, it has to handle hot tires, oil, sun pouring in when the door is open and temperatures well above 100 degrees. A UV-stable polyaspartic or polyurethane topcoat resists yellowing and hot-tire pickup. Cheaper epoxy-only topcoats can amber in the sun and wear faster.

6. Extras that change the number

  • Coating the short stem wall at the base of the garage walls
  • Moving heavy shelving or cabinets
  • Anti-slip additive on ramps or steps into the house
  • Moisture problems in the slab that need a special primer

Why the cheapest quote often costs more

A coating that fails has to be ground off completely before it can be redone, which makes the second install more expensive than the first one should have been. Paying for proper prep and a quality topcoat once is almost always the cheaper path over the life of the floor.

Frequently asked questions

How long does a garage floor coating take to install?

Most residential garages are coated in one to two days. You can usually walk on the floor the next day and park on it after the full cure time, which we confirm for your specific system.

Is garage floor epoxy worth it in Las Vegas?

For most homeowners, yes. A coated floor is easier to clean, brighter, resists oil and stains, and adds a finished look that buyers notice. The key is proper grinding and a UV-stable topcoat so it holds up to Las Vegas heat.

Can you coat a brand new garage floor?

Yes, once the concrete has cured. New construction garages are actually ideal because the slab has no oil stains or old coatings to deal with.
