The Best Paint Sheen for Every Room in a Las Vegas Home

Black accent wall painted in a satin finish in a Las Vegas bedroom

Choosing a color gets all the attention, but the sheen you pick matters just as much. It decides how your walls look in daylight, how well they hide imperfections and whether you can wipe off a scuff without leaving a shiny spot. Here is a simple room-by-room guide, with a few notes specific to Las Vegas homes.

The sheens, from dullest to shiniest

  • Flat / matte. No shine. Hides wall imperfections best, but marks easily and is hard to clean.
  • Eggshell. A very soft glow. More washable than flat while still forgiving on wall texture.
  • Satin. A bit more sheen, noticeably more durable and scrubbable.
  • Semi-gloss. Shiny and very durable. Shows every flaw in the surface.
  • Gloss. Highest shine, mostly used for doors, cabinets and accents.

Room by room

Living rooms, family rooms and bedrooms: eggshell

Eggshell is the sweet spot for most living spaces. It hides the orange peel and knockdown texture that almost every Las Vegas home has, while standing up to the occasional wipe-down. Many builders here used flat paint, which is why so many walls look scuffed after a few years.

Hallways, stairwells and kids' rooms: satin

High-traffic areas get bumped by hands, backpacks, vacuum cleaners and pets. Satin wipes clean far more easily than flat or eggshell.

Kitchens and bathrooms: satin or semi-gloss

Steam and splatter call for a tougher finish. Satin works well in most kitchens and bathrooms; semi-gloss is a good choice for small bathrooms without great ventilation.

Ceilings: flat

Flat ceiling paint hides seams, patches and texture, and it does not reflect light in a distracting way. With the high ceilings and big windows common in Las Vegas great rooms, a shiny ceiling would show every flaw.

Trim, doors and baseboards: semi-gloss

Trim takes a beating from shoes, vacuums and hands. Semi-gloss is durable and easy to clean, and the contrast with eggshell walls gives a crisp, finished look.

Accent walls: it depends

Deep colors like black, navy and charcoal can look striking in a matte finish, but they show scuffs. In busy rooms, satin is the safer choice. Dark colors also need more coats and very clean cut lines at the ceiling and corners.

Las Vegas tips

  • Dust is a factor. Desert dust settles on walls, especially near vents and doors. Washable finishes make it easy to wipe away.
  • Bright sun shows sheen. Big west-facing windows rake light across walls and highlight patches and roller marks. Higher sheens make that worse, which is another reason to keep living areas at eggshell.
  • Texture changes the look. The same sheen looks a bit duller on heavy knockdown than on smooth walls. Look at samples on your actual wall.

Do not forget the prep

No sheen will hide a bad patch or a wall that was not sanded. Filling holes, sanding, spot priming and cleaning walls before painting matters more than the product on the label.

Frequently asked questions

Is eggshell or satin better for walls?

Eggshell is better for most living spaces because it hides wall texture and imperfections. Satin is better for hallways, kids' rooms, kitchens and bathrooms where you need to clean the walls more often.

Can you paint over a different sheen?

Yes. When going from a glossy finish to a flatter one, the surface should be cleaned and lightly scuffed so the new paint bonds well.

What sheen should I use for a rental property?

Satin on walls is a popular choice for rentals because it is easy to clean between tenants, with semi-gloss on trim and doors.
